How do I begin investing in Indian real estate from abroad

Do I need to visit India to buy property?

No. We have structured our entire process to be completed remotely. Property discovery, legal due diligence, loan processing, documentation, and registration can all be managed through video calls, digital signatures, and our team's physical presence on the ground in Bengaluru. Many of our NRI clients have completed purchases without a single visit. 

How long does the entire buying process take?

From the first conversation to registration, a typical transaction takes 45 to 90 days depending on the property, loan requirement, and documentation readiness. Ready-to-move properties with no loan component can close faster. We give every client a clear timeline at the start and update it at each milestone.

Can NRIs legally purchase property in India?

Yes. Under the Foreign Exchange Management Act (FEMA), NRIs and OCIs are permitted to purchase residential and commercial properties in India without prior approval from the Reserve Bank of India. There are no restrictions on the number of properties you can own. Agricultural land and plantation properties require special approval.

What documents do I need as an NRI buyer?

The core documents required are your passport and visa, OCI or PIO card if applicable, PAN card, proof of NRI status, NRE or NRO bank account details, and overseas address proof. For a home loan, your foreign income proof and employment documents are also required. Our legal team prepares a personalised document checklist for every client within 48 hours of the first call. 

What is a Power of Attorney and do I need one?

A Power of Attorney authorises a trusted representative in India to act on your behalf — signing agreements, appearing at registrations, and managing paperwork. It is not mandatory but is strongly recommended for NRI buyers who cannot travel to India. We assist with preparation, notarisation, and apostille from your country of residence. 

What is khata and why does it matter?

A khata is a property ownership record maintained by the local municipal authority — in Bengaluru, by the BBMP. It is essential for paying property tax, obtaining approvals, and establishing legal ownership for any future sale. Our legal team handles khata transfer and mutation after registration is complete. 

Can NRIs get a home loan in India?

Yes. NRIs are eligible for home loans from Indian banks. We have formal tie-ups with HDFC Bank, Axis Bank, and ICICI Bank — three of India's most trusted home finance institutions with dedicated NRI lending divisions. We manage the full loan application on your behalf, including foreign income documentation and disbursal coordination. 

How do I make payments for a property from abroad?

Payments can be made through your NRE or NRO account held with an Indian bank, or through direct remittance from your overseas bank account in foreign currency. Payments must go through approved banking channels — cash transactions are not permitted under FEMA. Our team guides you on the correct payment route for each transaction. 

What happens to my rental income — can I repatriate it?

Rental income earned on a property purchased through an NRE account can be freely repatriated. Income in an NRO account is repatriable up to USD 1 million per financial year, subject to applicable taxes. We advise on the optimal account structure at the start of your investment. 

What does end-to-end really mean?

How do you manage my property after purchase?

We handle tenant sourcing and screening, lease agreements, monthly rent collection and remittance to your account, maintenance coordination, society dues, property tax payments, and periodic inspection reports. You receive a monthly summary and are consulted only when decisions require your approval. 

What if something goes wrong with my property while I am abroad?

You call us or WhatsApp us. We are on the ground in Bengaluru. We coordinate with vendors, oversee repairs, document everything, and update you. No situation has ever required a client to fly back to India to resolve a property issue. That is the entire point of what we do.
